The Preserve in Frisco, TX: A Buyer’s Guide to Luxury Living at Fields
Considering The Preserve at Fields in Frisco? Explore its custom homes, 10 luxury builders, PGA Frisco setting, $3.5M-plus pricing, trails, schools, and the questions to ask before choosing a lot.
Quick answer: The Preserve at Fields is a privately gated custom-home community in north Frisco, positioned along the two Fields Ranch championship golf courses at PGA Frisco. The community currently advertises homes starting at $3.5 million, 10 custom builders, move-in-ready opportunities, and access to more than 25 miles of trails. It is best suited to buyers seeking a highly customized estate, a golf-centered setting, and proximity to the future Fields West district. Before choosing a property, verify the lot-specific price, golf access, HOA obligations, taxes, school assignment, design rules, and construction timeline.
The Preserve sits inside Fields, the large master-planned development reshaping the northern edge of Frisco near the Dallas North Tollway. It is one of the most distinctive new luxury options near Prosper, but it is also a complex custom-build purchase. The homesite, builder, architecture, view corridor, and contract can matter as much as the community itself.
What is The Preserve at Fields?
The Preserve is a gated enclave of custom estate homes on rolling land beside Fields Ranch East and Fields Ranch West, the two championship courses associated with Omni PGA Frisco Resort & Spa. The community describes approximately two miles of golf-course frontage, private trail connections, generous homesites, and low-rise architecture intended to preserve long views.
This is not a conventional production neighborhood where buyers select one of a few plans from a model-home row. Homes are individually designed and built with one of the community’s approved custom builders. That creates much more freedom, but it also means budgets and timelines vary significantly from one project to another.
The community’s official 2026 brochure lists:
| Feature | Current community information |
|---|---|
| Home pricing | Starting at $3.5M+ |
| Builders | 10 custom builders |
| Setting | Privately gated enclave within Fields |
| Golf | Along Fields Ranch East and West |
| Trails | 25+ miles within the broader Fields trail network |
| Nearby development | Fields West retail, dining, offices, and residences planned to open in phases |
These are developer-published details, not guarantees for a specific home. Inventory, pricing, amenities, and opening dates are subject to change.
Where is The Preserve in Frisco?
The Preserve is in north Frisco within Fields, near PGA Frisco and the northern end of the Dallas North Tollway. That location puts it close to Prosper while retaining a Frisco address and access to Frisco’s established employment, shopping, dining, and entertainment base.
The broader Fields plan includes the PGA of America headquarters, Omni PGA Frisco Resort, the PGA District, residential neighborhoods, parks and trails, and the planned Fields West mixed-use district. Fields West is expected to bring high-end shopping and dining closer to the community, but buyers should distinguish between amenities that are open now and those that are still planned or under construction.
Is The Preserve a golf community?
Golf is central to the setting. The Preserve borders Fields Ranch East, designed by Gil Hanse, and Fields Ranch West, designed by Beau Welling. The resort and courses are part of a nationally visible golf destination, and Fields Ranch East is scheduled to host the 2027 PGA Championship.
The important buyer question is not simply whether a homesite has a golf view. Ask what resident access is included, what requires a separate membership or fee, and whether the terms can change. A home beside a course does not automatically include unrestricted playing privileges.
For golf-front and elevated lots, also review:
- The precise view corridor from the planned home, not only from the vacant lot
- Afternoon sun exposure and prevailing winds
- Cart paths, tournament activity, maintenance hours, and potential ball exposure
- Landscaping and fencing restrictions along the course
- Any easements or building-envelope limits that affect the design
How much do homes in The Preserve cost?
The Preserve currently markets custom homes from $3.5 million. That is a starting point, not a typical all-in budget. The final number can include the homesite, architecture and engineering, construction, interior selections, landscaping, pools and outdoor living, site work, financing costs, and change orders.
Lot values vary with size, elevation, privacy, orientation, and golf-course frontage. Earlier published homesite offerings ranged from smaller interior lots to one-acre-plus properties, while individual builder offerings and move-in-ready estates may be priced very differently. For an accurate comparison, request a written total that separates:
- The homesite price or lot premium
- The builder’s base construction allowance
- Architectural, engineering, and design fees
- Site preparation and retaining work
- Pool, landscape, hardscape, and outdoor-living allowances
- Expected selection upgrades and contingency funds
- HOA, transfer, and community fees
- Estimated taxes and any special-district assessments
Which builders are in The Preserve?
The community currently features 10 custom builders:
- Hawkins-Welwood Homes
- Endurance Homes
- Bella Custom Homes
- Sharif & Munir Custom Homes
- Coats Homes
- Shaddock Custom Builders & Developers
- Starside Custom Builders
- Alford Homes
- Faulkner Perrin Custom Homes
- Ventura Custom Homes
All 10 operate in the luxury category, but they are not interchangeable. Their architectural strengths, internal processes, cost structures, communication styles, allowances, warranty practices, and experience with difficult sites can differ.
When interviewing builders, ask to see completed homes at a similar scale and complexity, talk with recent clients, review a sample contract and allowance schedule, and understand who will manage the project day to day. Confirm the current approved-builder roster with the community before making a decision.
What amenities do residents have?
The setting is designed around golf, open space, and connectivity. Published community information highlights gated access, a private amenity center, natural landscapes, lakes, rolling terrain, and connections to more than 25 miles of hike-and-bike trails throughout Fields.
Residents are also close to the public-facing dining, events, golf experiences, and resort services at PGA Frisco. Those nearby attractions are different from private resident amenities, so ask for a written list of what the HOA owns, what residents can use, and what carries an additional charge.
Which schools serve The Preserve?
The Preserve is within Frisco ISD, but attendance boundaries can change as north Frisco grows and new campuses open. Do not rely on a community name, ZIP code, builder handout, or third-party listing for a final school decision. Verify the assigned elementary, middle, and high school for the exact homesite directly with Frisco ISD before contracting.
If schools are a major part of your move, compare the specific campus assignment and commute with your alternatives rather than judging only by the district name. My Prosper vs. Frisco guide explains the broader differences between the two districts and communities.
What should buyers verify about taxes and HOA costs?
Published third-party HOA and tax figures for new communities are often incomplete or out of date. The Preserve spans a rapidly developing area where the total cost can depend on the exact lot, county, taxing entities, and any special assessments.
Before the option or due-diligence period expires, obtain and review:
- The current HOA budget, declaration, rules, architectural standards, and fee schedule
- Any initiation fee, capital contribution, transfer fee, or private-service charge
- The complete estimated property-tax rate for the specific homesite
- Any PID, MUD, or other special-district assessment
- Rules affecting exterior changes, generators, solar equipment, pools, fencing, and landscaping
- Insurance considerations for a large custom home, pool, and specialty finishes
I would not use an online estimate alone to budget a purchase at this level. The title company, HOA documents, taxing authorities, insurer, lender, and builder should confirm the numbers in writing.
How long does it take to build in The Preserve?
A fully custom home usually takes longer than a production or semi-custom build. The schedule may include homesite evaluation, architect selection, design development, architectural review, engineering, permitting, bidding, selections, construction, inspections, landscaping, and final approvals.
Ask each builder for a realistic timeline with assumptions clearly stated. Also ask what can extend it: design revisions, municipal review, long-lead materials, weather, site conditions, utility work, and owner-requested changes. If timing is important, a move-in-ready or already-under-construction residence may be more predictable than starting with a vacant lot.
The Preserve vs. luxury communities in Prosper
The Preserve occupies the ultra-luxury, custom, golf-oriented end of the north DFW market. Prosper offers a different mix: gated custom and semi-custom neighborhoods, larger homesites, highly amenitized master-planned communities, and more choices below The Preserve’s advertised starting price.
Buyers who prioritize a PGA Frisco address, golf-course setting, and one-of-one custom estate may prefer The Preserve. Buyers who want strong Prosper ISD ties, a broader selection of neighborhoods, or a lower entry point may find a better fit in communities such as Windsong Ranch, Star Trail, Park Place, Whispering Farms, or Gentle Creek Estates.
These are not direct substitutes, so I recommend comparing the total lifestyle and ownership picture: home and lot, school assignment, commute, tax burden, HOA structure, construction timeline, and the amenities your household will actually use.
Do you need your own Realtor® for The Preserve?
Yes. The community and builder sales teams represent the seller or builder. Your agent should help you compare homesites and builders, study recent and competing sales, identify costs beyond the advertised price, coordinate contract review with your attorney, and remain involved through design, construction, inspections, and closing.
Bring your agent into the conversation before your first visit or direct registration. Builder representation policies can be strict, and it may be difficult to add an agent later.
I represent luxury and new-construction buyers across Prosper, Frisco, and Celina. My role is to help you understand the tradeoffs between builders, negotiate the best available home and lot for your needs, and stay with you through the design and closing process. Read my full new-construction buyer’s guide, or contact me before scheduling a tour.
Is The Preserve right for you?
The Preserve deserves a serious look if you want a one-of-one custom residence, value a gated golf-course setting, and are comfortable with the budget and patience a fully custom build requires. It may be less suitable if you need a fixed completion date, want a simpler production-home contract, or prefer to avoid living near ongoing development while Fields builds out.
The right decision starts with a side-by-side comparison of actual opportunities, not brochure headlines. I can help you compare available homes and homesites at The Preserve with luxury options in Prosper and the surrounding north DFW market.
