If you're relocating to the north Dallas suburbs, Prosper and Celina almost always end up on the same short list. They sit right next to each other along the Dallas North Tollway corridor, they're both growing faster than almost anywhere else in the country, and from afar they can look nearly identical: new construction, master-planned amenities, young families everywhere. But the two towns differ in ways that matter once you're actually choosing where to put down roots. Here's how they stack up.
Home prices
Prosper is largely a built-out market at this point. Its master-planned communities have matured, land is scarcer, and that scarcity keeps prices firm even when the broader North Texas market cools. You're paying for an established neighborhood with mature trees, a longer track record, and less construction noise next door.
Celina is still in its build-out phase, with new sections of master-planned communities releasing lots every quarter. That steady flow of new inventory tends to keep Celina's price point more approachable than Prosper's, though the neighborhood and builder you're looking at matters more than the city line. A brand-new phase prices differently than a resale in an established Celina section from a few years back.
Schools: it's more complicated than city limits
This is the detail most relocating families miss: the town you choose may not align with the school district you're seeking. In practice, this means you can't assume "Celina address" equals "Celina ISD," and you can't assume "Prosper ISD" equals "Prosper address." The only way to know for sure is to check the specific address against Prosper ISD's attendance boundaries, not the city limit line. This is exactly the kind of thing worth confirming before you fall in love with a floor plan.

Prosper ISD at a glance
Prosper ISD is a large, fast-growing district, not a small-town system:

That footprint is exactly why the district has kept building new campuses into Celina. Growth on this scale doesn't stay neatly inside one city's limits.
Celina ISD at a glance
Celina ISD, on the other hand, serves just 5,000 students across 7 campuses. Still in a growth stage, Celina ISD received a "B" accountability rating (an 87 out of 100 score) from the Texas Education Agency for the 2025–26 school year.
New construction and builder inventory
Right now, Celina is where most of the new-construction activity is concentrated. Communities like Ramble by Hillwood, Serenade, The Parks at Wilson Creek, and Mosaic are all actively selling in Celina, with builders including Highland Homes, Perry Homes, Tri Pointe, CastleRock, and several others. Prosper still has new development in the pipeline, including Prosper Oaks by Toll Brothers, Star View, and The Reserve at McCasland Farm, but there's simply more new-build volume, and more price-point variety, on the Celina side right now.
If a brand-new home with a builder warranty is the priority, Celina currently gives you more to choose from. If you want an already-established neighborhood with mature trees and a longer track record, Prosper has more of that inventory today.
Commute and location
Celina sits roughly 8 to 10 miles farther north than Prosper, and on non-rush-hour roads, that translates to typical drive times of:

During weekday morning and evening rush (roughly 7 to 9 AM and 4:30 to 6:30 PM), add 20 to 40 minutes to any of the Dallas or DFW Airport routes, more if there's active road construction, which is common in this fast-growing corridor.
If your commute is Frisco or closer, the gap between the two cities is small. If you're commuting into Dallas proper or flying out of DFW regularly, that extra 8 to 10 minutes each way from Celina adds up over a year.
Lifestyle and amenities
Both cities are built around the same basic model: master-planned communities with resort-style pools, trails, and community events, layered on top of a small-town downtown core. Neither city lacks for community events, and both lean heavily on neighborhood-level amenities — Windsong Ranch and Mustang Lakes are good examples on either side — rather than one central town gathering spot.
Prosper's downtown has a smaller footprint, and is anchored by town hall and a community library, with a small selection of local restaurants, coffee shops, and boutiques. In addition to its downtown offerings, The Gates of Prosper offers familiar retail and dining establishments like Nordstrom Rack, Barnes and Noble, Target, Le Madeleine, and Fish City Grill.
Celina's Historic Downtown Square has been the center of the city for more than 110 years, and it's not just a nostalgic backdrop. The Square is a vibrant destination for curated shopping, dining, and entertainment. Celina's growing population continues to attract big box stores like Costco, Walmart, and The Home Depot — making trips to Prosper or Frisco for daily necessities a thing of the past.
So, which one is right for you?
If settling in Prosper ISD is non-negotiable, don't rely on the city name. Verify the specific address against Prosper ISD's attendance boundaries, whether the home is technically in Prosper or Celina. If new construction and builder variety matter most, look first in Celina. If you're flexible on price and want an established neighborhood with a longer history, Prosper will have more options. And if you're genuinely torn, that's normal. Most families moving to this corridor cross-shop both cities before they land on a neighborhood.
