Does Prosper Have Gated Neighborhoods?

Yes — Prosper, Texas, has gated neighborhoods, including Park Place, Christie Farms, Parkside, Amberwood Farms, and The Montclair, with Mirabella planned next. Here’s how to compare gated access, homes, HOA costs, and community fit before buying.

Quick answer: Yes — Prosper, Texas, has gated neighborhoods. Examples include Park Place, Christie Farms, Parkside, Amberwood Farms, and The Montclair, while Mirabella is a planned gated community. The choices range from new-construction neighborhoods to established estate-home settings. Before buying, confirm whether the specific home sits behind a gate, how access works, and whether the entrance is operating or still planned.

If a gated entrance is on your wish list, Prosper gives you several places to start. But “gated” is only one part of the decision. The right home also needs to work for your budget, daily drive, preferred lot size, school needs, and move-in timeline.

Here is how I would help you narrow the options rather than simply searching for the word “gated” in a listing.

Which Prosper neighborhoods have gated access?

These are examples to investigate, not an exhaustive list of every gated section or private enclave in Prosper.

  • Park Place: A new-home community that will be vehicle-gated (as it's currently under development, the gates are open at this time). Verify the gate’s current operation, builder section, available homes, and amenity completion.
  • Christie Farms: An established community with HOA vehicle-gate and visitor-access instructions. Review access procedures, resale availability, and the specific property’s HOA documents.
  • Parkside: An established gated community of about 161 homesites off Coit Road, built around a central park and ponds. Confirm current resale inventory, HOA dues, and gate access procedures.
  • Amberwood Farms: An estate-lot community with controlled-access entry. Confirm lot details, available homes, and current entry arrangements.
  • The Montclair: An exclusive gated community by Country Homes, just off Preston Road north of 380, with homes starting from $1,170,000. Check current availability, quick move-in options, and HOA details.
  • Mirabella: A planned gated community anticipated for early 2027. A gatehouse has been constructed, but as of the time of this post, the developer has not confirmed whether or not the gatehouse will be staffed. Confirm sales releases, construction timing, and when gated access will be in place.

Park Place: a gated new-home option

Park Place is a useful starting point if you want new construction in a gated community.

The builder lineup for Park Place includes Grand Homes, Shaddock Homes, Homebound and Partners in Building. That gives buyers a reason to compare plans, lots, construction specifications, and contract terms rather than assume every home offers the same package.

Christie Farms: an established gated community

Christie Farms is another Prosper option for buyers considering an established neighborhood. Its HOA provides instructions for vehicle-gate access devices and the visitor call box.

When comparing an established community with new construction, look closely at the individual home’s condition, updates, landscaping, and maintenance history. You can also observe the entrance and surrounding streets as they operate today rather than relying only on development plans.

Parkside: an established gated community off Coit Road

Parkside is a gated, boutique-scale Prosper community on Coit Road just north of First Street, planned around a central park with mature trees, walking trails, and two catch-and-release fishing ponds on more than 80 acres. The developer’s plan called for only about 161 homesites, which keeps it far smaller than Prosper’s largest master-planned neighborhoods. Builders that have built there include American Legend Homes, Highland Homes, Drees Custom Homes, and Huntington Homes.

Homes are single-family residences generally ranging from about 2,900 to more than 5,500 square feet, with lots that start around 80 feet wide. Recent resale listings have run from roughly $800,000 to $1.7 million, so the spread is wide and depends heavily on the specific home, lot, and updates. Because resale inventory is the main path into Parkside, a buyer’s checklist looks more like an established-home review — roof and mechanical ages, landscaping, prior renovations — than a builder’s spec sheet.

Parkside is served by Prosper ISD. As with any gated community, ask the HOA for current dues, gate access procedures, and resale documents, and confirm how visitor access actually works before you narrow your shortlist.

Amberwood Farms: controlled access and estate lots

Amberwood Farms has a stone-and-wrought-iron entrance with controlled access and 3–6-acre homesites. It is worth investigating if acreage matters as much as a gated entry.

An estate property deserves a different checklist from a smaller-lot new home. Confirm the actual surveyed acreage, utilities, maintenance responsibilities, deed restrictions, and any rules affecting additions or outbuildings. Availability and individual property characteristics can vary considerably.

The Montclair: another gated new-construction choice

The Montclair is another gated community in Prosper, just off Preston Road north of 380, with easy access to 380 and the Dallas North Tollway. New construction opportunities with Country Homes are available, starting at $1,170,000. The community is in the Prosper ISD attendance zone, and quick move-in homes are available now.

If you want a gated new build on a sooner timeline, The Montclair belongs in your research alongside Park Place. Ask for the current lot releases, included features, and projected completion dates, and confirm the entrance arrangements and HOA dues for the specific property. A community’s gated designation does not tell you when a particular home will be ready or which common areas will be complete when you move in.

Mirabella: a planned gated neighborhood

Mirabella is a planned gated community of approximately 190 acres and 288 homesites near University and Custer Road.

Model homes for Mirabella will be coming early 2027. Confirm the latest sales releases, construction schedule, and gate completion before making relocation plans.

What does “gated” actually mean?

A gated neighborhood generally controls vehicle entry, but the details matter:

  • Automated entry: Residents may use an access device or keypad, while visitors use a call box or another approved process.
  • Staffed entry: A guard or attendant is a separate service. Do not assume one is included because a community is advertised as gated.
  • Section-specific access: A gate may serve only one enclave or phase, not every home carrying the broader community name.
  • Planned access: In a developing neighborhood, the gate may not yet be installed or operating on its intended schedule.

A gated residential entrance is also different from a locked pool, clubhouse, or other resident-only amenity. And a gate is not a guarantee of safety or security. Evaluate the actual access rules and your own preferences without treating marketing language as a promise.

What should you check before buying in a gated community?

HOA dues and private-street responsibilities

Ask for the current dues, transfer fees, resale documents, budget, and any known assessments. Confirm who pays for gate repairs, entry systems, and street maintenance. If streets are private, understand the association’s responsibilities and funding rather than assuming the town maintains them.

Private-street permits for some developments are filed with the Town of Prosper. A private-street permit is useful background, but it does not by itself establish that a gate is installed or functioning.

Everyday visitor access

Consider how deliveries, contractors, guests, and other regular visitors enter. Ask how access devices are issued, whether codes expire, what happens during a power outage, and whom residents contact when the gate needs service.

Schools, location, and total ownership cost

Do not choose a home on its entrance alone. Confirm school assignments for the exact address through Prosper ISD, and verify the property’s municipality and taxing jurisdictions. A Prosper mailing address is not a substitute for those checks.

Compare taxes, insurance, HOA dues, maintenance, and any applicable MUD or PID charges alongside the purchase price. For new construction, review incentives and financing terms in writing, and compare the total cost rather than only an advertised starting price.
