Prosper continues to be one of the most in-demand small towns in North Texas, and the May 2026 market reflects that. Here's what buyers and sellers should know this month.

Prosper home prices remain resilient. The combination of top-rated Prosper ISD schools, master-planned communities like Windsong Ranch, Star Trail, and Light Farms, and easy access to the Dallas North Tollway keeps demand consistent — even as broader DFW inventory has loosened.

What buyers are seeing

  • More choice than a year ago. Active inventory in Prosper was up year-over-year, which means buyers have time to compare floor plans, lots, and builders without the panic of 2021–2022.
  • Builder incentives are back. Several Prosper-area new-construction communities — including Mosaic — are offering rate buydowns, closing-cost credits, or design-center allowances.
  • Estate-home segment is the most negotiable. Homes above $1.5M are sitting longer than the $600K–$900K family-home segment, which moves quickly when priced well.

What sellers should know

  • Pricing right is everything. Homes that price ahead of recent comps are sitting. Homes priced at the comp line are getting offers in 2–4 weeks.
  • Presentation matters more than it did a year ago. Professional photos, light staging, and pre-listing repairs are pulling premiums.
  • The summer Prosper ISD relocation window is here. Families targeting a fall school start are actively touring — list now if you've been waiting.

What I'm watching

The 374-acre Prosper Oaks development off Parvin Road (775 new homes from Toll Brothers, including age-restricted homes from $765K–$1.2M) was just approved by Town Council. New supply at the high end will be worth tracking as it comes online.
