Prosper, TX Real Estate Market Update: August 2026
What happened in the Prosper, TX housing market in August 2026, compared to a year ago: prices moved closer to true value, buyers gained a little more time and leverage, and inventory grew. Here's what it means for buyers and sellers.
The headline
Compared to August 2025, median price in Prosper came in at $760,000, down 2.6% year-over-year. Homes took a median of 57 days to sell, up 20 days from last August. Active listings sit at 335, up 16.7% year-over-year, while sold listings came in at 43, down 27.1% from last August.
Put plainly: this is a market that's giving buyers more room to shop and think, without pricing sellers out of a sale. Homes are still moving, there's a strong selection to choose from, and well-priced listings continue to find buyers.
What buyers are seeing
- More time to decide. With days on market up year-over-year, there's less pressure to rush into an offer.
- Room to negotiate. Sellers are more open to conversations on price and terms than they were a year ago.
- Plenty of options. Inventory is up nearly 17% from last August, so there's a strong selection to choose from.
What sellers should know
- Price to today's market. Homes priced against current activity are the ones generating real interest.
- A longer runway isn't a bad thing. More days on market means more buyers get a real look at your home before deciding, which often leads to a stronger, more confident offer.
- Good presentation still wins. With more homes competing for buyer attention this year, strong pricing and marketing make the difference.
What I'm watching
Sold listings are down 27% year-over-year, even with more inventory on the market. I'll be watching whether that gap narrows in the months ahead. Either way, Prosper continues to draw strong buyer interest, and well-priced, well-presented homes will continue to attract.
