Hillwood Communities' newest and largest master-planned community sits on 1,380+ acres east of Preston Road in Celina, just two miles north of downtown. The vision: build the park first, then the neighborhood around it. The result is a community where nature is woven into daily life rather than an afterthought.
Phase 1 — called West Lake Village — is now open with model homes from premier DFW builders including American Legend Homes, Coventry Homes, Drees Custom Homes, Highland Homes, and Perry Homes. Home prices are expected to range from $400,000 to $1 million.
Signature Amenities
The centerpiece is the Turtle Club, a National Park-inspired amenity center featuring a modern clubhouse, infinity-edge pool, children's splash area, firepits, beer garden, event lawn, food truck lot, playground, and a lakeside dock. The Ramble Trailway is a 7-mile linear park that winds through the entire community, connecting parks, play areas, and open spaces. Total trails across the development reach 30 miles.
A Ramble Coffee House — operated by 1418 Coffee, a mashup of coffee shop, maker studio, and welcome center — is also on-site. The community also has 18 acres designated for future multifamily and 64 acres for commercial and retail.
Schools
Served by Celina ISD, with two future on-site elementary schools planned directly within the community. Established Celina ISD schools are adjacent to the development.
What Buyers Should Know
Ramble is zoned for Celina ISD, not Prosper. Buyers who specifically want Prosper ISD should verify school zoning before purchasing. The community is valued at approximately $4 billion at full build-out. With six planned phases and completion not expected until 2044, early buyers are getting in at the beginning of what will be one of the largest communities in North Texas.

Prosper Oaks is a 373.5-acre Toll Brothers development approved by Prosper Town Council in October 2025. The community spans two tracts off Parvin Road and will deliver 775 single-family homes — making it one of the more significant new residential projects in Prosper's pipeline.
Two Distinct Neighborhoods in One Development
The east side will include 275 traditional single-family homes. The west side will feature 500 age-restricted homes for residents 55 and older, addressing a growing demand for senior-friendly housing in Prosper identified in the town's comprehensive plan. Age-restricted homes on the west side are expected to range from $765,000 to $1.2 million, with a weighted average around $822,000.
What Buyers Should Know
Prosper Oaks does not yet have a live Toll Brothers listing page, and development is not expected to begin until 2027. This is early-stage — worth keeping on your radar if you want Prosper's established infrastructure and school district with new-construction finishes at a luxury price point. The age-restricted side is particularly notable for buyers planning ahead for retirement or looking to be near family in Prosper.
The approval was not without debate — Planning and Zoning initially denied the project before Toll Brothers made several revisions, including reducing density and adding buffering along Parvin Road and Frontier Parkway.
Bottom Line for Buyers
Both communities represent very different opportunities. Ramble is open now — if you want new construction in a large, amenity-rich community with an outdoorsy, nature-first feel and Celina ISD schools, this is worth touring today. Prosper Oaks is further out, but it will sit inside Prosper's city limits with access to Prosper ISD, making it a strong option for buyers willing to wait for the right address.
